I myself moved to the US 4 years ago, a couple of months before the war began.
But I started preparing back in 2014, living in Odessa, where I worked as a real estate lawyer .
While still in Ukraine, I studied in detail how real estate works in the US, found a good deal and remotely bought a house in Inman, South Carolina — not for cash, but smart: according to the subject to strategy, where the previous owner's mortgage remained.
It was this house that I moved into right after moving — and later successfully refinanced it.

Yes, it's true — I never lived in rent in the US for a single day.
Straight into my own house. Without the "instructive stage of renting".
And this still surprises and even irritates some people:
> "He doesn't know anything about life in the US!"
"It's funny — straight into a house, without living there, without feeling it..."
"How can he teach others if he's only been in the country for 4 years?!"
But I'll say it straight:
America is a country of opportunity.
If you study, think, act — you can avoid unnecessary circles.
I didn't miss the rent by accident — I consciously chose a different path.
Now I help others follow this path — confidently, with calculation and strategy.

After moving, I went into the auto business, while helping friends and family who had also emigrated.
After 1–2 years, almost all of them bought their own homes.
And then I realized: I can help not only my own, but everyone who is just starting out.
I got a realtor license and began to accompany and help — from the first steps to the keys to their first home.

Recently, together with Marina Markelova, we closed a particularly warm deal:
A family from Odessa, who moved 6 months ago, did not want to pay $2,000 for rent.
On the 8th month in the USA, they already moved into their own house in Boiling Springs, paying only $7,000.
The rate is 5.5%, the payment is less than $1,500. This was possible thanks to our well-coordinated teamwork, professional work, as well as the great desire and faith of our clients!
Now they pay for their own. And this is a real victory.

But in the process of work I increasingly hear from the “old-timers”:
> “They’ll get their fill…”
“Their houses will soon go up for auction…”
“People have been living in rent for 20 years, and these ones — bought them in the 8th month? Don’t make people laugh…”
“He hasn’t lived in rent for a single day — what does he even know?”
Often such words are heard from people who have 2-3 houses for rent.
And perhaps it’s not that “newbies don’t understand anything”…
But that newbies are increasingly making a conscious choice — to buy, and not to rent from them.
And that means — they stop being tenants for 10, 15, 20 years in advance.
And this is what really irritates:
not because they are “young and naive”,
but because the usual model is changing -
where you rent out, and others pay for your mortgage your whole life.

But let's be honest:
before, there really wasn't such accessible information.
There were no YouTube, Telegram channels, stories, realtors from their environment who explain everything in their native language.
People didn't know where to start - and out of ignorance, they lived in rent for 10, 20, 30 years.
Today, everything is different.
Our diaspora is developing.
We share experiences, support each other, become guides.
As I myself am - the one who has gone through the path, helped himself and his people, and now I lead those who need support.
